The standard package for a 'Ready-to-Build' home design contains four identical prints of the design signed and stamped by the author. Depending on the package selected, each set may include:
List of Materials
Frontal Sheet contains artist's sketch or rendering of the exterior of the house that gives you an idea of how the house will look when built and landscaped. Floor plans provide an overview of your new home's liveability, as well as a handy guide for deciding on furniture placement.
Specification Outline provide general instructions and information regarding structure, excavating and grading, masonry and concrete work, carpentry and wood, thermal and moisture protection and specifications about flooring, glazing and caulking.
The Architectural Drawings include the following: detailed floor plans, roof plan, house cross-sections, exterior elevations door and window placement.
The Structural Drawings contain all structural calculations and drawings: foundation plans, detailed floor plans, staircases, roof structure and details.
List of Materials was prepared for unfinished structure only. It contains a detailed list of materials including reinforced steel and timber for the roof structure.
Electrical drawings show the locations for every electrical switch, plug and outlet. Information includes wire sizing, switch installation schematics, doorbell, TV and phone hook-ups, service panel security and much more. A glossary of terms is also included.
Mechanical/Plumbing contains calculations and drawings for plumbing, heating and ventilation system. The drawings show the locations and sizing for the furnance, radiators and ventilation ducts. For plumbing - the package shows the locations for all the plumbing fixtures, including sinks, lavatories, tubs, showers, toilets, laundry and water heaters.
The metric system (SI) is used on all drawings.
All the inscriptions are in Polish.
Drawings are based on requirements of the Polish National Building Code.
All designs are prepared for masonry structures.
Foundations are made of concrete. Outside walls are made of brick with fibreglass insulation inside (sandwich walls).
Floor slabs are made of reinforced concrete. The roof structure has been designed for a traditional timber system.
Every design can be purchased either with or without electrical and/or mechanical plumbing drawings.
Compliance with codes
Every country, province or municipality has its own codes, zoning requirements, ordinances and building regulations. Your design may need to be modified to comply with local requirements regarding snow loads, wind loads, energy codes, soil conditions and a wide range of other matters.
All construction revisions and modifications must be done by a licensed professional.
Home designs are copyrighted
These legal protections exist to protect the intellectual property of architects and home designers. Designs may not be copied or reproduced in any way, by any means, without prior written consent of the designer or publisher. When you purchase your home design you are granted the right to use those documents to construct a single family home only. You may not use this design to build a second or multiple dwellings without purchasing another home plan or paying additional design fee.
Making design modifications
As a plan licensee, you may customize the design to fit your personal preferences, but you must understand that the modification of the plan is performed at your own risk and should be reviewed by a professional architect, home designer or engineer prior to the start of construction. Modified plans are considered 'derivative works' of the original, and it is critical that you understand that these 'derivative works' as well as the original work, still retain copyright protection. Any 'derivative works' or revised design even if completely redrawn, may not be sold, duplicated, distributed or used to contract any units without the purchase of a license from the architect, designer or publisher.
